Process should be robust and ensure they work flawlessly even in your absence.<\/p>\n<ul>\n<li>Clearly defined roles &amp; <a href=\"https:\/\/www.trustedstay.in\/blog\/serviced-apartments\/manpower-recruitment-retention\/\" target=\"_blank\" rel=\"noopener noreferrer\">responsibilities of your manpower<\/a>. Ensuring no conflict of work and interests.<\/li>\n<li>Ensuring your operation team is adhering to a proper check-in process and making the guest comfortable.<\/li>\n<li>Ensure Check-out process is in place. Includes checking the room for anything left behind by the <a href=\"https:\/\/www.trustedstay.in\/blog\/serviced-apartments\/customer-retention-strategies-for-serviced-apartments\/\" target=\"_blank\" rel=\"noopener noreferrer\">customer<\/a> or anything damaged or missing. Invoice done timely and ensuring all items billed.<\/li>\n<li>Ensuring guest requirements are being responded promptly.<\/li>\n<li>Ensuring Hygiene is being maintained at your serviced apartments<\/li>\n<li>Ensure Food quality is as per your standards<\/li>\n<li>Ensure Maintenance AMC are done periodically<\/li>\n<li>Ensure pesticides fumigation is done timely<\/li>\n<li>Ensuring payments are being done to your vendors timely<\/li>\n<li>Ensuring <a href=\"https:\/\/www.trustedstay.in\/blog\/serviced-apartments\/email-marketing-effectiveness\/\" target=\"_blank\" rel=\"noopener noreferrer\">Marketing<\/a> activities of <a href=\"https:\/\/www.trustedstay.in\/blog\/serviced-apartments\/cold-calling-scripts\/\" target=\"_blank\" rel=\"noopener noreferrer\">prospect calling<\/a> are happening.<\/li>\n<\/ul>\n<p>Once the above process is in place these are 5 things that I monitor to ensure that I am in complete control of my Serviced apartment or Hotel operation management.<\/p>\n<ul>\n<li><strong>Surprise Audit<\/strong>: This is a continuous process. I drop in at the property and check\/observe following things in my <a href=\"https:\/\/www.trustedstay.com\/service-apartments-in-bangalore\/ulsoor-lake-usrpb1\" target=\"_blank\" rel=\"noopener noreferrer\">Service apartments in Bangalore<\/a>. And for <a href=\"https:\/\/www.trustedstay.com\/service-apartments-in-chennai\/teynampet-teyhr1\" target=\"_blank\" rel=\"noopener noreferrer\">Chennai Serviced apartment<\/a>, I give one surprise visit every month.\n<ol>\n<li>Taste food being served on that day<\/li>\n<li>See how the dining table has been laid<\/li>\n<li>Check on the mannerism of my staff towards the guest<\/li>\n<li>Spot check a done-up room to check on functioning of all appliances, TV and look for cleanliness<\/li>\n<li>Check on the quality of washed linen<\/li>\n<li>Check on the boys grooming and dress<\/li>\n<li>Check on the cleanliness &amp; Hygiene levels<\/li>\n<li>Talk to the guests<\/li>\n<\/ol>\n<\/li>\n<\/ul>\n<ul>\n<li><strong>Customer feedback<\/strong>: I take every customer negative feedback very seriously. I will not rest till I go to the root and resolve. Speed is critical and then getting back to the customer with your corrective actions. My team knows how seriously I take complaints. From time to time I call up my regular clients to take feedback &amp; suggestions.<\/li>\n<li><strong>Daily Operations Report<\/strong>: I have a complete dash board report on occupancy &amp; future bookings on the google sheet. My supervisor also provides me with daily cash collection report<\/li>\n<li><strong>Sales Activity<\/strong>: I use Salesforce <a href=\"https:\/\/www.trustedstay.in\/blog\/serviced-apartments\/best-crm-for-smalll-business\/\" target=\"_blank\" rel=\"noopener noreferrer\">CRM<\/a> and remain updated on leads, Prospects &amp; Bookings.<\/li>\n<li><strong>Outstanding<\/strong>: I check personally every week. Up to 30 &#8211; 45days my supervisor does the follow-up and after 45 days I get involved personally.<\/li>\n<\/ul>\n<h2><strong>My Conclusion:<\/strong><\/h2>\n<p>Trust me today I am running 3 separate serviced apartments with inventory of 50 rooms in two cities. I get ample time to attend Yoga &amp; Pilate classes, participate in community work, attend and take classes in my spiritual organisation. Daily morning and evening walk. And have a sound sleep.
